Effective from 11 October 2026
Highland Huts Ltd | Company No. SC898546
We want ordering your shepherd's hut to be as straightforward as possible. We've put together this easy-to-read summary to explain how our ordering process works, what you can expect from us and what we'll need from you.
This is a simplified overview of our Terms & Conditions. Our full terms are available further down this page and provide more detailed information about your order, payments, delivery, warranties and other important matters.
Every Highland Hut can be customised to suit your needs, whether you're looking for a garden retreat, home office or holiday accommodation.
Our online quote builder allows you to explore different sizes, layouts, finishes and optional extras. The price shown is an estimate until we've reviewed your selections and confirmed your quotation.
Before you place an order, we'll provide a Final Specification outlining exactly what's included, along with your confirmed price and our Terms & Conditions.
Your order becomes confirmed once you've accepted the details and terms by email and we've received your deposit.
We aim to keep our payment process simple, with payments normally split into two stages.
20% Deposit: Payable when confirming your order. This allows us to secure your production slot and begin arranging materials.
80% Final Balance: Payable once your hut has been completed and we've issued your Completion Notice, normally within seven working days and before delivery or collection.
Any agreed additional work or alterations will be discussed and confirmed before charges are incurred wherever reasonably practicable.
Delivery Charge: Where we arrange delivery, we'll confirm the agreed delivery price in writing and invoice you directly. The delivery charge is normally payable before dispatch unless we agree otherwise. Highland Huts pays the independent HIAB operator; you won't need to pay the operator or claim a delivery reimbursement from us.
Our shepherd's huts typically take around 6-10 weeks to build, depending on the specification, materials and our current production schedule.
This timeframe begins once your specification has been approved, your deposit received and your production slot is ready.
We'll keep you updated throughout construction and may share photographs or videos showing your hut coming together.
Build dates are estimates rather than guaranteed completion dates. If we anticipate a significant delay, we'll let you know as soon as reasonably practicable.
We understand that ideas can change during a build, and we're happy to accommodate adjustments wherever reasonably possible.
Smaller changes, such as altering a colour, finish or fitting, can usually be agreed by email.
Larger changes affecting the layout, structure, price or completion date may require an updated specification.
Where a change involves additional materials or labour, we'll explain the cost and seek your agreement before proceeding.
If you choose to supply your own fittings or appliances, we'll need to check they're suitable for installation. Additional work beyond standard fitting may incur a separate charge.
Our advertised hut sizes, such as 4.8m × 2.4m, are nominal construction dimensions rather than exact finished measurements.
External cladding, insulation, internal finishes and roof overhangs can affect the final dimensions.
If an exact measurement is important, particularly for planning, access, foundations or furniture, please let us know before approving your specification.
As our huts are handcrafted using timber, some natural variation in wood grain, knots, colour and minor detailing is to be expected. These characteristics are part of the materials we work with and do not normally indicate a defect.
We arrange delivery throughout the UK using experienced, independent HIAB and specialist haulage companies. For delivery arranged by us, Highland Huts appoints the transport provider and pays its invoice directly.
We'll confirm the agreed delivery price and what it covers in writing. You pay this charge to Highland Huts, usually before dispatch, rather than paying the HIAB operator. You won't have to pay the operator first and request reimbursement from us.
The agreed price covers the standard delivery arrangements we've confirmed with you. If the transport provider charges us more or less for that same agreed delivery, we bear the difference.
Reasonable additional charges may arise if, for example, the actual site access materially differs from the information provided or you request a change to the delivery arrangements. We'll explain foreseeable extra costs and seek your written agreement before incurring them wherever reasonably practicable.
The independent HIAB operator is responsible for controlling its vehicle and lifting equipment and deciding whether the operation can be carried out safely.
A Highland Huts representative may travel with or attend the delivery to help coordinate the intended position, check the hut's condition and take photographs or video. Any physical involvement in lifting or positioning must follow agreed safe working arrangements.
For consumer orders, the hut generally remains at Highland Huts' risk until you, or someone you've nominated to receive it, take physical possession.
We remain responsible for loss or damage to the hut where required by law, even though we use an independent transport provider.
If a delivery problem is our responsibility, we'll deal with it; you won't be required to pursue the HIAB operator first.
Different statutory rules may apply if you independently appoint a carrier we haven't named or offered.
We'll encourage you to inspect the hut when it arrives and tell us promptly about any damage or concerns.
Delivery photographs and any handover record help document its condition, but they do not affect your statutory consumer rights.
Before your hut arrives, you'll need to ensure the site is ready for delivery and installation.
This includes providing suitable vehicle access, adequate space for lifting and a stable, level base capable of supporting the hut.
We recommend discussing your proposed foundations or supports with us before construction, particularly where specific measurements or support positions are required.
Unless expressly included in your quotation, groundworks, foundations, permanent anchoring and external utility connections are your responsibility.
If you're unsure about access or positioning, we're happy to discuss the arrangements before delivery.
Inaccurate site details, unsuitable access or an unprepared base may cause delays and reasonable additional costs where you're responsible for the issue.
The electrical and plumbing work included with your hut will depend on the specification you've selected.
Some huts may be supplied with first-fix electrical wiring or internal plumbing ready for connection, while others may include additional fittings and installations.
Unless specifically agreed otherwise, external electricity supplies, water connections, drainage and final commissioning are not included.
Any electrical installation requiring final connection, testing or certification must be completed by a suitably qualified electrician before use.
We'll clearly identify what's included in your Final Specification so you can arrange any additional work required at your property.
Our huts can be adapted for a variety of purposes, including garden rooms, offices and holiday accommodation.
However, planning permission, building warrants, licensing and other requirements can vary depending on your location and how you intend to use the hut.
It's normally your responsibility to establish which permissions or approvals are needed before placing an order.
We're happy to provide information about our hut dimensions, construction and specifications to assist with your enquiries, although we cannot guarantee that planning permission or another approval will be granted.
Any particular technical or regulatory requirement should be discussed and agreed before your specification is finalised.
Your statutory rights, including any applicable rights relating to fitness for a particular purpose, remain unaffected.
Because our shepherd's huts are generally manufactured to individual customer specifications, the usual 14-day cancellation period for distance purchases will not apply where the statutory exception for bespoke or personalised goods is met.
If you need to cancel an order, please contact us as soon as possible.
We'll review the circumstances, the stage of construction and any materials or work already committed to your project.
Where we're legally entitled to recover cancellation costs, these will be limited to reasonable, evidenced losses that cannot reasonably be avoided or recovered.
We'll always take reasonable steps to minimise these costs.
This does not affect your statutory rights where goods are defective, the contract has been breached or another legal remedy applies.
We take pride in the workmanship that goes into every Highland Hut and want you to be happy with your finished build.
In addition to your statutory consumer rights, we provide:
3-Year Structural & Weatherproofing Warranty
Covering qualifying defects in the main structural frame, chassis, external shell and roof system arising from materials or workmanship for which we're responsible.
12-Month Workmanship Warranty
Covering other qualifying manufacturing defects.
Normal wear and tear, natural timber weathering, inadequate maintenance, unsuitable site conditions and damage caused by unauthorised modifications are not covered where they cause the problem.
If you experience an issue, please get in touch. We'll assess the circumstances and arrange an appropriate remedy where we're responsible.
Our warranties are provided in addition to your statutory consumer rights, not instead of them.
Once your hut is substantially complete, we'll let you know and arrange the next steps for payment and delivery.
Where reasonably practical, we'll provide completion photographs or videos, or offer an opportunity to inspect the hut before delivery.
If you notice something you're concerned about, please let us know promptly so we can investigate and, where appropriate, resolve it.
Minor cosmetic snags can normally be addressed without delaying the entire handover process. More significant issues affecting safety, weatherproofing, functionality or conformity with your agreed specification will be assessed appropriately.
Your statutory rights remain protected, including where a defect only becomes apparent after delivery.
Like any timber building, your shepherd's hut will benefit from regular care and maintenance.
This includes maintaining external timber treatments, checking seals and joints, ensuring suitable ventilation and keeping the area beneath the hut free from standing water.
Timber naturally expands, contracts and weathers over time, particularly in the Scottish climate.
We recommend following appropriate maintenance practices to help preserve the appearance, durability and weather resistance of your hut.
Our shepherd's huts are generally designed as static structures. Decorative or shepherd's-hut-style wheels should not be treated as road wheels or relied upon for regular movement.
We're a small business and believe in dealing with our customers directly.
If you have questions before ordering, want to discuss a change during construction or need assistance after delivery, you're welcome to contact us.
We aim to acknowledge formal complaints within five working days and provide a substantive response within 14 working days. More complex matters may require additional time, but we'll keep you reasonably informed.
