Our shepherd’s huts start from £14,995. We are not currently VAT registered, so no VAT is added to the advertised price.
The final price depends on the hut size and the options selected, including flooring, electrics, heating, kitchens, bathrooms, cladding and roofing upgrades. Delivery is calculated separately.
The online builder provides an estimated price. Your confirmed price will be shown in the written quotation and Final Specification.
The base price includes a fully constructed and insulated hut with the standard specification shown in our online builder.

A 20% deposit is required after you have approved the Final Specification. The deposit confirms the order and secures your production slot.
The remaining 80% balance is payable after the hut has been completed and a Completion Notice has been issued. The final balance must be received in cleared funds before delivery, collection or handover.
The deposit may be used toward materials, design work, administration and production costs. Once materials have been ordered or manufacture has started, some or all of the deposit may become non-refundable, subject to your statutory rights.
Yes. A production slot is normally secured by approving the Final Specification, accepting the Customer Agreement and Terms and Conditions, and paying the 20% deposit.
Availability and estimated build dates will be confirmed before your order is accepted.
No. The online builder provides an estimated build price based on the options selected.
We will review your requirements, delivery location and requested specification before providing a written quotation. The final agreed price and included items will be recorded in your Final Specification.
No. Delivery is normally calculated separately based primarily on mileage from our workshop and the accessibility of the delivery site. You can use our delivery price calculator here.
Ferries, islands, restricted access, difficult ground conditions, additional lifting equipment and other non-standard requirements may result in additional charges.
We currently offer three standard hut sizes:
Dimensions are approximate and subject to normal construction tolerances. Internal measurements will be slightly smaller because of the wall construction, insulation and internal lining.
Yes. Each hut is built to order and can be customised within practical construction, transport and space limitations.
Layouts, windows, doors, kitchens, bathrooms and other features must be agreed before manufacture and recorded in the Final Specification.
Some combinations may not be practical, particularly in the Compact hut. We will review the selected options before confirming the order.
Douglas fir cladding is the standard exterior finish. Scottish larch and coloured cladding finishes may be available as upgrades.
Timber is a natural material, so variations in colour, grain and knots are expected. External timber will also weather naturally over time unless regularly maintained.
The standard roof covering is torch-on felt. A corrugated-steel roof may be available as an upgrade. The selected roof type and finish will be shown in your Final Specification. Custom colours can be selected.
The standard hut includes a structural timber subfloor. This is not a finished floor covering.

Each hut is individually handcrafted using timber construction methods.
The agreed size, layout, materials, finishes and selected options will be recorded in the Final Specification. Minor variations in timber grain, colour, joints, trims, sealant lines and dimensions are normal in handcrafted timber construction.
Our huts are insulated through the floor, walls and roof for comfortable year-round use. The exact insulation specification applicable to your hut will be included in the Final Specification.
The huts are insulated and can be fitted with electric heating for comfortable use throughout the year.
However, suitability depends on the chosen specification, intended use, ventilation, heating and site conditions. Huts are supplied as garden buildings unless another use is expressly agreed.
They are not represented as suitable for permanent residential occupation unless specifically designed and agreed for that purpose.
The standard specification includes double-glazed hardwood windows and a hardwood entrance door.
The number and location of windows depend on the selected hut size and agreed layout. Additional windows may be available as an optional upgrade.
This depends on the option selected.
No electrical installation:
The hut is supplied without electrical wiring or fittings.
Internal Cabling / First Fix Only;
We will run internal cabling (leaving standard tails for your electrician to connect) and install back boxes where required. Final connection, faceplate fit-off, testing, and safety certification are not included and must be carried out by your electrician.
Where kitchen or bathroom options are selected, internal plumbing and fittings will be supplied as described in the Final Specification.
The customer is normally responsible for providing suitable external:
The hut cannot be connected if the external services are incomplete or unsuitable.
The wheels are decorative and positional only. They are not designed for road use, towing or transporting the hut.
They do not have braking systems and must not be relied upon to support or secure the hut after installation.
The hut is designed as a static structure. Relocation normally requires specialist lifting and transport.
It must not be moved or transported using its decorative wheels. Any later movement, relocation or modification should be professionally assessed and may affect warranty coverage.
Customers must carry out routine maintenance, including:
Failure to maintain the hut properly may invalidate warranty coverage.

A binding order is formed once:
The Final Specification is the written record of the hut you have ordered.
It includes the agreed:

We review the selected options, custom requests and delivery location.
We may contact you to clarify the layout, site access, electrical requirements, plumbing requirements or other details. A written quotation and specification will then be prepared for approval.
Submitting the online form does not by itself create a binding contract.
The typical manufacturing period is approximately 6-10 weeks after the Final Specification has been approved.
Build and delivery dates are estimates. Timings may change because of material availability, customer amendments, weather, transport arrangements or circumstances outside our reasonable control.
Changes must be requested in writing.
A typical amendment window of seven days after specification approval may apply. Changes requested after materials have been ordered or manufacture has started may not be possible.
Approved changes may affect the price and completion date.
Reasonable updates can be provided during the build. We will also issue a Completion Notice when manufacture is complete.
Photographs of the finished hut may be provided before the final balance is requested.
Where reasonably practical, customers may be offered an opportunity to inspect the completed hut at our premises before delivery.
Inspection arrangements must be agreed in advance.
The outstanding 80% balance is payable after the Completion Notice has been issued.
Customers normally have seven working days from the Completion Notice to arrange payment. Delivery, collection or handover will not take place until the full balance has been received in cleared funds.
Huts are normally transported using an approximately 18-tonne HIAB lorry, or a similar suitable crane-equipped vehicle.
The hut is lifted from the delivery vehicle and placed onto the customer’s prepared base, subject to suitable access, ground conditions and crane reach.
Delivery can be arranged across Scotland and other parts of the UK.
Island, ferry and remote deliveries are assessed individually because additional transport, ferry and logistical costs may apply.
Standard delivery pricing is calculated primarily using the distance from our workshop.

The chassis skids must be properly supported. The hut must not be left supported by its decorative wheels.

The base must be complete before the agreed delivery date.
Delivery may be delayed or aborted if access, ground conditions or the prepared base are unsafe or unsuitable.
The customer may be responsible for reasonable additional costs, including:
Customers should disclose all known access restrictions before ordering.
Where delivery is arranged by Highland Huts, the company remains responsible for the hut while it is in transit.
Risk passes to the customer after the hut has been successfully unloaded at the delivery location.
Customers should inspect the hut on delivery and photograph any visible transit damage.
Planning requirements depend on the hut’s location and intended use. Huts used within a residential garden may not require permission, while holiday accommodation, separate dwellings, or huts on agricultural or other land will usually require planning permission or a change of use.
Customers are responsible for checking any planning, building, licensing or other consent requirements with their local authority before ordering. Highland Huts cannot guarantee that permission will be granted.
No. Highland Huts manufactures the hut in accordance with the approved Final Specification but does not provide architectural, engineering, planning or regulatory advice.
Compliance with planning rules, building regulations, accommodation licensing and commercial-use requirements remains the customer’s responsibility.
A three-year structural and weatherproof warranty applies from the date of delivery.
It covers qualifying defects involving:
A separate 12-month workmanship warranty applies to minor manufacturing defects.
These warranties are provided in addition to the customer’s statutory rights.
The warranty does not normally cover:
Electrical items, plumbing fittings, appliances and installed equipment are normally covered by their manufacturer’s warranties, except where an issue was directly caused by Highland Huts’ workmanship.
Warranty coverage requires:
The warranty is normally non-transferable and applies to the original purchaser unless otherwise agreed in writing.
Contact Highland Huts in writing as soon as possible and provide:
Visible transit damage should be recorded when the hut is delivered. Hidden transit damage should be reported as soon as reasonably possible, ideally within 48 hours.
Minor cosmetic snags may include small aesthetic imperfections that do not affect the structure, weatherproofing or safe use of the hut.
Because each hut is handcrafted, normal characteristics may include visible fixings, trim joints, sealant lines and minor surface variations.
A material defect is a more serious issue affecting structural integrity, weatherproofing or safe use.
Highland Huts will assess the issue reasonably and in good faith.
Where a valid claim is accepted, the company will either repair the defect or replace the affected component within a reasonable timeframe, depending on the nature of the problem.
Customers can contact Highland Huts with questions concerning maintenance, snagging or potential defects.
The company aims to investigate valid issues fairly and provide a practical resolution. Customers remain responsible for routine maintenance and for problems caused by the site, foundations, external utility connections or third-party work.
