You do not need to decide everything straight away. This page is here to help you understand what each option means, what is included as standard, and which upgrades may suit the way you plan to use your hut.

Choosing Your Hut Options

Torch-On Felt Roof (Standard)

The standard roof is a traditional curved shepherd’s hut design, finished with a durable torch-on felt waterproof membrane. This provides long-term protection against the Scottish climate while maintaining the classic hut profile.

The roof extends approximately 100 mm beyond each side, helping to direct rainwater away from the walls and protect the external timber cladding.

Roof construction
• Curved structural roof frame
• Glass wool insulation fitted between roof timbers
• Plyboard roof deck
• Torch-on felt waterproof membrane with grey mineral finish
• Internal plasterboard ceiling

Performance & considerations
• Curved design allows effective natural water runoff
• Overhang helps reduce weather exposure to cladding
• Grey mineral finish provides a clean, traditional appearance
• Low maintenance, with occasional visual inspection recommended
• Built for year-round use in exposed conditions

Curved Corrugated Steel Roof
Medium Hut: £1,150 | Large Hut: £1,350

A traditional curved corrugated steel roof that gives a classic shepherd’s hut appearance while offering excellent durability. Ideal for wet and exposed environments such as the Scottish Highlands, with minimal maintenance required.

The roof extends slightly beyond the sides of the hut to help direct rainwater away from the walls and protect the external timber cladding.

Performance & considerations
• More audible during heavy rain compared to felt roofs

External Construction

The exterior of the hut is designed to provide durability, weather protection, and a traditional shepherd’s hut appearance. All huts use a timber frame structure with breathable layered construction to protect against the elements while allowing natural airflow.

Wall construction
• Structural timber wall frame
• 100 mm fibreglass insulation between wall timbers
• Breather membrane for moisture protection and airflow
• External timber cladding (Douglas Fir or Scottish Larch)
• Optional protective exterior paint system
• External trims and finishing details

This layered construction provides effective weather protection while maintaining a natural timber exterior.

Performance & considerations
• Natural timber will weather over time if left untreated
• Scottish Larch will develop a silver-grey finish as it ages
• Painted finishes offer added protection and colour options
• Periodic maintenance or re-treatment may be required depending on finish

Douglas Fir (Standard)

Douglas Fir is the standard external cladding supplied with the base hut. It is a strong, attractive softwood that suits the classic shepherd’s hut style and provides a clean natural timber finish.

Performance & considerations
• Good durability when properly treated
• Warm, natural appearance
• Can be left to weather or finished with protective coatings
• Requires periodic maintenance to maintain appearance and protection

Scottish Larch
£400

Scottish Larch is a premium Highland timber with natural resistance to rot and weathering. It offers excellent durability and is well suited to exposed environments.

If left untreated, it will gradually develop a natural silver-grey patina, giving the hut a more rustic and natural appearance.

Performance & considerations
• Naturally durable with good resistance to rot
• Ideal for exposed or harsh environments
• Weathers to a silver-grey finish if untreated
• Can be treated to maintain original colour
• Low maintenance compared to standard softwoods

Protective Paint System
Medium Hut: £495 | Large Hut: £595

A professionally applied exterior coating designed to protect the timber from weather exposure while giving the hut a clean, finished appearance. A range of colours is available to suit different styles and surroundings.

This option is available on Douglas Fir cladding only and is not offered with Scottish Larch, which is typically left untreated to weather naturally.

• Helps maintain a consistent, finished appearance
• Requires maintenance or reapplication over time
• Not available with Scottish Larch cladding

Electrical Layout & What’s Included

The exact layout will depend on the electrical option selected and your final specification. However, huts are typically wired with a practical layout suited to common uses such as offices, guest accommodation, studios, or hobby spaces.

Typical setup includes
• Four double sockets, positioned for flexible furniture layouts
• Ceiling lighting controlled by a wall switch near the entrance
• Bathroom lighting (where a bathroom is selected)
• Internal switch for external entrance light (where included)
• Wiring concealed within walls and ceiling

Performance & considerations
• Layout can be adjusted during the specification stage
• Final positions of sockets, switches, and lighting are agreed before build
• Designed to suit general use but can be tailored to specific requirements

No Electrical System (Standard)

The hut is supplied with no wiring or electrical provisions, leaving the interior completely clear for a fully custom installation after delivery.

This option gives full flexibility for bespoke layouts, off-grid systems, or working with your own electrician.

What’s included
• No wiring, sockets, lighting, or electrical preparation
• No consumer unit or connection points
• Interior left fully clear for custom installation

First Fix Pre-Wire
£595

Internal wiring installed within the hut, ready for final connection and completion by your electrician after delivery.

What’s included
• Internal wiring for lighting and standard socket circuits
• Cables run within walls and ceiling
• Single connection point for mains supply
• Wiring positioned for sockets, switches, and fittings

Not included
• Sockets, switches, or light fittings
• Consumer unit (fuse board)
• Final connection to power supply
• Testing, certification, or sign-off

Performance & considerations
• Requires a qualified electrician to complete installation after delivery
• Allows flexibility to choose your own fittings and final layout
• Additional work required before the hut is ready for use
• Final cost will depend on your electrician and setup

Fully Installed Electrical (Mains Ready)
Medium: £1,850 | Large: £1,950

A complete internal electrical system designed for huts connected to a dedicated mains supply. Includes wiring, sockets, lighting, and a consumer unit installed and ready for final connection.

The system is installed, tested, and certified by a qualified electrician in accordance with current wiring regulations. Certification is issued by the electrician.

• Full internal wiring for lighting and socket circuits
• Sockets, switches, and light fittings
• Consumer unit (fuse board)
• Installed, tested, and certified electrical system

Performance & considerations
• Designed for connection to a dedicated mains supply
• Suitable for regular or long-term use (e.g. office, studio, accommodation)
• External connection to the main property supply may require additional site-specific work
• Provides a ready-to-use internal system once connected

No Bathroom (Standard)

An open internal layout with no built-in bathroom, allowing full use of the interior space for living, working, or sleeping.

Performance & considerations
• Maximises usable internal space
• Ideal for offices, studios, garden rooms, or hobby use
• No plumbing or drainage required
• Simpler and more cost-effective setup

WC + Basin
£1,295

A compact bathroom setup including a toilet and hand-wash basin, providing essential facilities while keeping the overall footprint small to maximise the main living space.

• Internal plumbing installed
• Compact layout to retain usable living space

Performance & considerations
• Ideal for basic day-to-day use
• Smaller footprint than full bathroom setups
• No shower included
• Range of sanitaryware styles and finishes available

Shower Room (Add-on to WC + Basin)
£1,395

A fully fitted shower room added to the WC and basin layout, creating a complete and practical bathroom within the hut.

The shower area is waterproofed and finished with durable wall panels and non-slip vinyl flooring for easy maintenance and long-term use.

What’s included
• Toilet, basin, and shower
• Fully waterproofed shower area
• Wall panels and non-slip vinyl flooring
• Internal plumbing installation

Performance & considerations
• Available on Large huts only
• Provides a fully self-contained bathroom setup
• Suitable for guest use, accommodation, or Airbnb
• Slightly reduces main living space due to bathroom footprint
• Range of sanitaryware, fittings, and finishes available

Kitchen Plumbing Provision
£400

Pre-installed plumbing ready for a future kitchenette or sink installation.

This option provides the necessary water and waste connections, allowing a kitchen to be installed after delivery. Kitchen units and appliances are not included.

• Cold water supply connection
• Waste pipe connection
• Hot water connection (if hot water system selected)
• Plumbing positioned for typical kitchenette layout

Performance & considerations
• Allows easy installation of a kitchen after delivery
• Kitchen units, appliances, and fitting not included
• Hot water requires a compatible system to be selected
• Final layout and positioning agreed during specification stage

Bare Subfloor (Standard)

The hut is supplied with a solid structural subfloor in the main living area, ready for you to install your own flooring after delivery.

Where a bathroom is included, a water-resistant vinyl floor is fitted as standard.

What’s included
• Structural subfloor in main living area
• Vinyl flooring in bathroom (if selected)
• Choice of vinyl finish from specification options

Performance & considerations
• Allows full flexibility to choose your own flooring finish
• Ideal if you plan to install flooring after delivery
• Additional work required before the hut is fully finished internally
• Bathroom flooring is pre-installed for moisture protection and easy cleaning

Carpet & Underlay
Medium: £495 | Large: £595

A soft, warm carpet fitted with quality underlay to provide comfort underfoot and a cosy interior finish.

• Carpet fitted to main living area
• Quality underlay for added comfort and insulation
• Range of colours and styles available via specification sheet

Performance & considerations
• Ideal for offices, relaxation spaces, and guest use
• Provides a warmer, softer feel compared to hard flooring
• Selection made after submitting your Build & Quote request
• Option to supply your own carpet if preferred (at your own cost)

Laminate Flooring
Medium: £695 | Large: £795

A durable wood-effect laminate floor that provides the appearance of natural timber with a clean, modern finish.

• Laminate flooring fitted to main living area
• Underlay for comfort and stability
• Range of colours and styles available via specification sheet

Performance & considerations
• Durable and easy to maintain
• Provides a modern timber-look finish
• Selection made after submitting your Build & Quote request

Timber Package Windows + Doors (Standard)

Handcrafted timber doors and double-glazed windows designed to suit the traditional shepherd’s hut style while providing good insulation and durability.

All windows are fitted with argon-filled double glazing and are top-hinged to allow ventilation while helping prevent rain ingress.

What’s included
• Handcrafted timber door
• Double-glazed timber windows (argon-filled)
• Top-hinged opening windows
• Medium hut: 3 windows
• Large hut: 4 windows

Customisation
• Window sizes, layouts, and finishes can be customised
• Doors and windows can be painted in a colour of your choice
• Layout options provided via your specification sheet

Performance & considerations
• Good thermal performance from double glazing
• Ventilation without direct rain entry due to top-hinged design
• Final positions must be confirmed before construction
• Window and door openings are fixed during manufacture

Additional Window (600 × 1000 mm)

Add an extra double-glazed opening window to increase natural light and ventilation within the hut.

• One additional double-glazed opening window
• Standard size: 600 × 1000 mm
• Argon-filled glazing for improved insulation
• Top-hinged design for ventilation and rain protection

Wired Network Connection
£295

A wired internet connection installed inside the hut using powerline adapters, providing a stable and reliable connection for work, streaming, or guest use.

The system transmits internet through your existing electrical wiring, avoiding the need for long external cables.

What’s included
• Internal Ethernet socket installed in your chosen location
• Powerline adapters (main property and hut)
• Provision for Ethernet cabling between hut and main property if required

Performance & considerations
• More stable than standard Wi-Fi in most cases
• Can provide a Wi-Fi access point within the hut
• Ideal for remote working, streaming, or guest use
• Best performance when connected to the same electrical supply
• May not function if the hut is on a separate electrical supply

Panel Wall Heater
£500

A wall-mounted electric panel heater providing simple and effective heating within the hut.

What’s included
• Wall-mounted electric panel heater
• Switched fused spur connection
• Installed in a practical location (typically far wall)

Performance & considerations
• Provides straightforward, low-maintenance heating
• Position can be adjusted during the specification stage
• Suitable for occasional or regular use
• Requires an electrical package to operate

Hot Water to Basin Upgrade
£495

A compact electric water heater providing hot water to the bathroom basin for comfortable everyday use.

What’s included
• Electric water heater connected to basin
• Installed beneath basin where space allows
• Connected to internal cold water supply

System option
• Full electrical installation:
– 15-litre heater (approx. 2–3kW)
– Wired into the consumer unit

Performance & considerations
• Ideal for WC, basin, and light kitchen use (where fitted)
• Provides warm water instead of cold-only supply
• 15 litres is sufficient for handwashing and light daily use
• Shower systems operate independently and are not supplied by the hot water tank

Exterior LED Entrance Light

A weatherproof LED light installed above the entrance door to illuminate the doorway and surrounding area.

What’s included
• Exterior LED light above entrance door
• Connected to internal electrical system
• Controlled by internal switch

• Improves visibility and safety at night
• Ideal for evening use or guest accommodation
• Operated from inside the hut for convenience

Exterior Weatherproof Socket

A weatherproof outdoor socket installed on the exterior of the hut for convenient external power access.
